The Old Posthouse B&B

The Old Posthouse B&B is in the quiet village of Normanby by Spital, just north of Lincoln, west of Market Rasen and east of Gainsborough. It is a 2 minute walk from the local pub (The Bottle & Glass) and the village shop/post office.

The Old Posthouse has been refurbished to a high standard to provide a relaxing and comfortable “home from home” experience. There are 3 bedrooms which are on the first floor, each with their own private shower rooms (2 of which are ensuite); and downstairs are 2 reception rooms, a Dining room and a Snug, where guests can sit and relax and where meals are served. Guests can also sit out in the garden.

Guests have their own entrance to the B&B at the front of the house and there is plenty of private parking at the side of the house in an enclosed garden space.

We opened in 2018 and have from VisitEngland a 4 star Award, a Silver Award and a Breakfast Award; and in 2023 we received a Rose Award. From SME News, we received a Best of British Getaways 2023 award and in the Midlands Enterprise Awards for 2024 an Award for Traditional Country Guest House of the Year – Lincolnshire.

Access Statement

The Old Posthouse was built around 1850, and all bedrooms are on the first floor.  We have no lift/ elevator and no ground floor bedrooms.  This means that access is restricted.

There is one entrance door for guests. On arrival and departure at the end of their stay guests should use the front entrance door on Main Street which is about 30 metres from the car parking area at the end of the drive.

There are 2 parking spaces on the tarmac drive and 1 space on loose gravel. The drive is primarily made of fairly level tarmac and is in a reasonable state of repair.

The main entrance is from Main Street and involves a 18.5 cm step up from the pavement through a 77 cm door into the front entrance hall.

The front entrance hall is 94 cm wide at its narrowest point (due to radiator) and is tiled and has a Persian rug runner over it with non-slip mat underneath.

The front entrance hall gives access to the guest Dining Room through a 692 mm wide door and to the Snug through a 69.5 cm door.

From the front entrance hall, 13 stairs lead up to the first floor where all bedrooms are located.  The staircase is 91.5 cm wide (apart from a narrower point, where two pillars are located at the bottom of the stairs, which is 79 cm wide), with each stair having a depth of 20 cm on the tread and a rise of 20 cm.

There is limited headroom at one point on the stairs due to an arch over the stairs at 171 cm above stair height at the lowest point. There is a sign warning guests to mind their heads.

Bedroom 1
The door to Bedroom 1 is 70.5 cm wide and its en-suite door is 72 cm wide.


There is a 17 cm step into a 125cm x 75cm shower and the shower doors open to a maximum width of 54cm.  The shower has a non-slip ceramic base and has a grab rail on the wall inside.

The toilet seat is 42cm high.

The king-size bed is 200 cm long, 150 cm wide and 59 cm high.

Bedroom 2
The door to bedroom 2 is 69 cm wide and its en-suite door is 71 cm wide.

There is a 17 cm step into the shower which measures 85 cm by 95 cm and the shower door opens to a maximum width of 40 cm.  The shower has a non-slip ceramic base.

The toilet seat is 41.5 cm high.

The double size bed is 190 cm long, 134 cm wide and 65 cm high.

Bedroom 3
The door to bedroom 3 is 70.5 cm wide. The king-size bed is 200 cm long, 150 cm wide and 61 cm high.

Bedroom 3 has a separate shower room across the hall.  The entrance door is 74 cm wide.

There is a 16 cm step into the 116 cm by 85 cm shower and the shower door opens to a maximum width of 50 cm.  A non-slip rubber mat is provided for the shower and the shower has a grab rail on the wall inside.

The toilet seat is 41 cm high.
