Check-in: between 5pm and 10:00pm.
Check-out: rooms to be vacated by 10.00am other than on Saturday and Sunday when rooms must be vacated by 10.30am.
Alternative check-in times or check-out times may be available, but only if agreed by us.
Monday to Friday – between 7:30am and 9.00am.
Saturday and Sunday – between 8:00am and 9:30am.
Alternative times for breakfast are available on request but only as agreed.
Please note that when you make your Booking you are entering into a contract with us and our terms and conditions are set out below.
1. Bookings
Please note our cancellation policy before you confirm your reservation.
You must be at least 18 years old to make a Booking. All guests must be 18 years old or older.
Booking enquiries should be made by telephone or e-mail.
No Booking request will be binding on us unless and until we confirm to you in writing that we have accepted your Booking request and we have received payment in cleared funds of the amount of any Deposit specified at the time of your Booking.
If a Deposit is required it will be (a) the price of the first night for the room being booked (if booked more than 21 days before the date of arrival) or (b) the total room price for the night(s) being booked (or such other amount as we may agree) (if booked 21 days or less before the date of arrival) is required to secure a Booking. Payment of any Deposit can be by credit/debit card or bank transfer or through PayPal. We will send a confirmation once the money has cleared.
If you have any special requirements please let us know at the time of Booking. We will try to accommodate your requirements, but our ability to do so depends on what these are and on the availability of a suitable room.
2. Price
The price for each room per night is as advertised on our web site (www.theoldposthousebnb.co.uk) (or through on-line travel agent) at the relevant time, unless we notify you of a different price at the time of your Booking. Unless stated otherwise, all prices are inclusive of any VAT at the standard rate applicable at the date of your stay.
The price includes overnight occupancy of one bedroom by one or two adults and (where specified) the following morning’s breakfast. No allowance can be made for any meal not taken. No more than two adults may occupy a bedroom.
Breakfast is served at the times advertised on our web site, or as otherwise advised to you upon arrival. Other meals are not included in the price.
3. Arrival and Departure
You may check-in between the times specified on the website on the scheduled day of your arrival, subject to any change we might make either when confirming the Booking or prior to the scheduled day of arrival.
Check-in outside those times must be confirmed with us prior to arrival.
You must vacate your room by the time specified on the website on the morning of departure. If you do not do so, then unless otherwise agreed by us you will be charged for one further night’s accommodation.
Room keys must be returned to us on departure.
4. Cancellation by the Guest
Subject to any other terms agreed with you, in the event of a Cancellation, (a) if Cancellation is made more than 21 days before the check-in date, no charge will be made; and (b) if Cancellation is made 21 or fewer days before the check-in date, you are responsible for a charge equal to the total outstanding reservation price.
Guests failing to arrive, without prior notification, will be responsible for a charge equivalent to the total outstanding reservation price.
We recommend guests purchase suitable holiday / cancellation insurance to cover this possibility.
5. Cancellation by Us
We reserve the right to cancel a Booking in the event of things which are ‘Beyond our Control’. We will not be in breach of our agreements and booking contract, nor liable for any failure to perform any of our obligations in relation to your Booking, due to any adverse event, act, omission or accident which is beyond our control, which includes but is not limited to: flood, earthquake, extreme adverse weather conditions, natural disasters, a pandemic or epidemic, other acts of God, acts of terrorism, interruption or fire, or failure of electric power, gas, water, or other utility service, plant machinery, computers, vehicles or any collapse or damage of building structures. We also reserve the right to cancel a Booking due to personal emergencies, including but not limited to a death in the family, personal injury or any type of medical or personal emergency including having to close down as a result of Coronavirus/COVID-19 (or other similar pandemic viruses reported by the World Health Organisation such as SARS or MERS) (the “Virus”).
Should it become necessary for us to cancel a Booking we will contact you immediately. Any payments made by you will be refunded in full. Our liability will not extend beyond these terms and conditions. Should you wish, we will attempt to book you into another local bed and breakfast establishment.
6. Car Parking
Car parking is available for guests at the side of the Building. Each bedroom has only one parking space allocated to it. Cars parked here are at owner’s risk and we will not be responsible for any damage or theft incurred while parking on our premises.
7. Damage and Breakages
Please take care of our home and its contents. You are expected to take reasonable care of the rooms and their contents and leave them in the same condition as found on arrival. You are responsible and liable for any breakages, damage or extra cleaning which you cause to the accommodation or its contents as well as any costs associated with these including the costs of having to close the bedroom and find alternative accommodation for any subsequent guest. Please report breakages or damage as soon as they occur.
8. Privacy Notice
We are committed to protecting the privacy and security of your personal information. We store and process any personal information in accordance with our legal requirements – this includes that we will only use your personal information for legitimate business or administration purposes such as processing card payments, or where we are under a legal requirement. We will not send you any marketing emails unless we have your express consent and we will not share your data with any third parties except where there is a legal requirement to do so. You have a right to see, free of charge, any personal information we hold on you as well as a right to have any errors corrected and (unless overridden by any legal requirement for us to retain such information) a right to be forgotten and have your personal data deleted. Our full privacy notice is included in the Welcome Pack which is in your room when you come to stay. If you would like to see our full privacy notice earlier, please let us know and we will email you a copy.
9. Keys
Lost keys will be charged at £40.00 per set.
10. Liability
We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions.
We shall not be liable or responsible for any failure to perform, or delay in performance of, any of our obligations under our contract with you that is caused by events outside our control (such as serious damage to our premises, serious adverse weather conditions, a pandemic or epidemic, or interruption or failure of utility services such as electric power, gas or water). Other than in the circumstances set out above, in the event that a room is not available by your scheduled check-in time, our sole liability will be to use reasonable endeavours to offer you alternative accommodation at another nearby venue of a similar standard for a similar price.
Our total liability to you for any loss you suffer will be limited to the total price of your Booking. We will not be liable for any losses which were reasonably foreseeable to both you and us when the contract was entered into, or for any losses that were not caused by any breach of contract or breach of statutory duty or negligence on our part.
Nothing in these terms excludes or limits our liability for death or personal injury caused by gross negligence, or for fraud or fraudulent misrepresentation, or for any other matter for which it would be illegal or unlawful for us to exclude or limit (or attempt to exclude or limit) our liability.
11. Lost Property
We are happy to return items that have been left following departure. However, there will be a charge payable in advance to cover postage and packaging.
12. Missing Items
We reserve the right to charge for missing items.
13. Payment
The price of your Booking is payable 21 days before arrival in full or (if otherwise agreed by us) on arrival, less any advance payments (including Deposit) we might have already received from you. The outstanding balance can be paid by those debit/credit cards advertised as acceptable to us, bank transfer or PayPal. If you are unable to pay for the booking with a credit/debit card, bank transfer or PayPal then we will require a cheque for the full amount of the stay to be received at least 2 weeks before the date of arrival – if a cheque used to cover payment is returned, we will cancel the booking.
14. Pets
We regret that pets are not permitted in the house.
15. Smoking
Smoking and/or vaping is NOT permitted within any part of the house.
16. Termination Policy
We reserve the right, at our discretion, to terminate, without notice, an individual’s stay where deemed necessary through unacceptable behaviour or as a result of actions which are likely to endanger or offend others (Please note that non-compliance of our No Smoking policy may constitute a reason for termination). In such circumstances any outstanding account must be settled, no refunds will be made.
17. Access Statement
The Old Posthouse was built around 1850 and all bedrooms are on the first floor. We have no lift/ elevator and no ground floor bedrooms. This means that access is limited.
The drive is made of fairly level tarmac and is in a reasonable state of repair.
The main entrance is from Main Street and involves a 185 mm step up from the pavement through a 770 mm door into the front entrance hall. The front entrance hall is 940 mm wide at its narrowest point (due to a radiator) and is tiled with a Persian rug runner over it with non-slip mat underneath.
The front entrance hall gives access to the guest Dining Room through a 692 mm wide door and to the Snug through a 695 mm door.
From the front entrance hall, 13 stairs lead up to the first floor where all bedrooms are located. The staircase is 915 wide (apart from a narrower point, where two pillars are located at the bottom of the stairs, of 790 mm), with each stair having a depth of 200 mm on the tread and a rise of 200 mm. There is limited headroom at one point on the stairs due to an arch over the stairs at 1710 mm above stair height at the lowest point. There is a sign warning guests to mind their heads.
Bedroom 1 The door to Bedroom 1 is 705 mm wide and its en-suite door is 720 mm wide. There is a 140 mm step into the shower which is a 900 mm quadrant shower and the shower doors open to a maximum width of 500 mm. The toilet seat is 425 mm high.
The king size bed is 2000 mm long, 1500 mm wide and 590 mm high.
Bedroom 2 The door to bedroom 2 is 690 mm wide and its en-suite door is 710 mm wide. There is a 230 mm step into the shower which measures 740 mm by 740 mm and the shower door opens to a maximum width of 540 mm. The shower has a dimpled non-slip ceramic base. The toilet seat is 415 mm high. The double size bed is 1900 mm long, 1340 mm wide and 650 mm high.
Bedroom 3 The door to bedroom 3 is 705 mm wide and the king size bed is 2000 mm long, 1500 mm wide and 610 mm high. Bedroom 3 has a separate shower room across the hall. The entrance door is 740 mm wide. There is a 160 mm step into the 1160 mm by 850 mm shower and the shower door opens to a maximum width of 500 mm. A non-slip rubber mat is provided for the shower and the shower has a grab rail on the wall inside. The toilet seat is 410 mm high.

18. Wi-Fi Access
By using our Wi-Fi Service you automatically agree to the terms and conditions of use in force at the time.
19. Evening Meal Reservations
Subject to our agreement, we can to offer our guests an evening meal. Please telephone or email in advance to arrange and agree an evening meal, and notify us of any special dietary requirements. All meals are prepared to order and, therefore, in general we require a minimum of 24 hours’ notice. Without pre-ordering, we may not be able to provide a meal on the day of arrival.
As Evening Meals are purchased for and prepared to order, if an order is placed and cancelled after 10.30 a.m. on the day before the day of dining or not taken for any reason, the full cost of the meal will remain payable.
20. General
We reserve the right to amend these terms and conditions at any time.
If any provision of this agreement is found to be unenforceable by a court of competent jurisdiction, the other provisions shall nevertheless remain in full force and effect.
This agreement is governed by the laws of England and the parties hereto submit to the non-exclusive jurisdiction of the English courts.
